TriStar Properties is seeking approval for a new development project located at 1200 N. Rock Hill Road in Ladue, Missouri. The proposed site, which currently serves as a construction yard and is adjacent to a construction debris landfill, would be transformed into a residential complex consisting of 230 luxury apartments, 42 single-family homes, and 31 villas. If approved, the apartment component would mark the first of its kind in the city, aligning with recent zoning amendments intended to introduce higher-density housing and improved walkability.
The 60-acre property is currently owned by Rock Hill Quarries Co., which operates an adjacent landfill slated to cease operations by 2030. The developer aims to create a high-end community featuring neighborhood-serving amenities and a pedestrian-friendly environment. City officials are expected to review the plans, which prioritize repurposing existing industrial sites to meet residential demand.
