Good Developments Group moves forward with the $1.2 billion Gateway South redevelopment in downtown St. Louis, focusing on 255,000 square feet for Phase 1.
The 100-acre Gateway South redevelopment in downtown St. Louis is proceeding despite a major fire last year that destroyed several of the historic Crunden-Martin warehouse buildings. Developer Good Developments Group, represented by Steadfast City Economic and Community Partners, recently secured an extension for Phase 1 goals from the Land Clearance for Redevelopment Authority Board. The scope of the initial phase has been adjusted, now targeting 255,000 square feet of total development.
Approximately 145,000 square feet of Phase 1 is currently spoken for by four prospective users, including plans for a panelized home manufacturer, an electrical contractor, a workforce development hub, and a child care facility. The developers previously received $155 million in industrial revenue bonds in June 2024 to support the $1.2 billion project, which is also backed by federal and state tax credits and environmental remediation funding. The project aims to generate over 350 jobs upon completion.
