Kansas City Approves 587-Acre Downtown Airport Rezoning and $55M Apex Aero Center Project

The Kansas City City Plan Commission approved a 587-acre airport rezoning and an 87-acre residential project near Shoal Creek Parkway.

The Kansas City City Plan Commission recently approved two major development initiatives in Missouri. The commission greenlit a 587-acre rezoning for the Kansas City Downtown Airport, transitioning the site to KCIA zoning to streamline future administrative reviews and support the $55 million Apex Aero Center. That project is set to feature 150,000 square feet of hangar space, a 12,000-square-foot passenger terminal, and facilities for nearly 40 aircraft, with a projected completion date in 2027.

Separately, the commission authorized an 87-acre residential development near the intersection of Northeast Staley Road and Shoal Creek Parkway. This project includes 200 single-family homes across five phases, offering a mix of estate-style, traditional, and villa-style housing. Development costs for these units are expected to range from $450,000 to over $1 million per home. Future infrastructure improvements in the Northland, particularly around Staley High School, remain a central focus as the city coordinates roadway and utility requirements for the ongoing growth.
