A joint venture consisting of Chicago-based Vanderbilt Office Properties, Dallas-based Hillwood Urban, and New York-based TriPost Capital Partners has acquired The Towers at Williams Square, a 1.4 million-square-foot Class A office campus located at 5205 N. O'Connor Boulevard in Irving. The transaction stands as the largest office sale in the Dallas-Fort Worth market by both price and square footage for 2026. Financial terms were not disclosed.
The complex, which serves as the global headquarters for Caterpillar Inc., underwent $30 million in renovations completed in 2024 that included lobby upgrades, a new top-floor club, and tenant lounges. The property is currently 78% leased and features a 26-story tower alongside two 14-story buildings. Newmark represented the seller, while Beal Bank USA provided acquisition financing for the deal.
