Greensboro Greenway Completion Fuels $612M in Pipeline of Downtown Developments

The newly completed four-mile downtown Greensboro Greenway has catalyzed over $612 million in private investment, including the $140 million Carroll at Parkside mixed-use development.

The City of Greensboro has completed its four-mile downtown greenway, a project 25 years in the making that cost $54 million to construct in phases since 2009. The trail is already being credited with driving more than $612 million in private real estate investment in the immediate vicinity, including a mix of housing, retail, and commercial projects. City officials and partners at Action Greensboro report that the trail acts as a key economic development tool, influencing site selection for developers and attracting new tenants to the downtown core.

Notable projects leveraging the proximity of the greenway include the $140 million Carroll at Parkside development—featuring a hotel, apartments, an event center, and retail—and an $80 million Westin hotel currently under construction. Smaller developments, such as the Joymongers brewery, and adaptive reuse projects like the Gateway Center, also utilize the trail as a primary amenity to attract visitors and commercial tenants to the urban corridor.
