Cooper University Health Care and Virtua Health drive a medical building boom in Camden with over $3.5 billion in new patient towers and research facilities.
Camden is undergoing a significant healthcare-led economic transformation, anchored by two massive hospital expansions and several supporting medical projects. Cooper University Health Care has initiated the first phase of its $3 billion 'Project Imagine' expansion, which will deliver a 10-story, 345,000-square-foot patient tower featuring 125 private rooms and a neonatal intensive care unit. This multi-phase program is slated for completion in 2028 and will eventually include three patient towers totaling 745 private beds, an emergency department, and a new Regional Medical Coordination Center. Meanwhile, Virtua Health is nearing completion of a separate $500-million, 200,000-square-foot patient tower at the Virtua Our Lady of Lourdes Hospital, which is expected to open in 2027 with 78 private patient rooms and 10 operating rooms.
Supporting this growth are specialized developments like the $24-million Oliver Station, a mixed-use project by The Michaels Organization and Virtua Health that integrates 47 age-restricted apartments with a 5,200-square-foot primary care clinic. Additionally, the Coriell Institute for Medical Research has received approval for a 96,000-square-foot research headquarters near Campbell’s, with an expected relocation in 2028. This facility will house the newly established New Jersey Biomedical Strategic Innovation Center, further cementing the city’s role as a regional hub for medical advancement.
