Spectre Air Capital completes the adaptive reuse of the historic Randerson-Lundell Building in downtown Austin, transforming the 1896 structure into a four-story Class A headquarters.

Spectre Air Capital has completed the revitalization of 701 East Sixth Street in downtown Austin, repurposing the historic Randerson-Lundell Building into a modern Class A office headquarters. The project, designed by Chioco Design, involved significant structural intervention to adapt the 1896-built limestone and brick structure, which originally served as a feed store and wagon yard. The team installed an internal steel frame to support the floors and roof, independent of the 30-inch thick historic limestone walls.

Vertical expansions were incorporated to transform the property into four usable stories, including the excavation of a basement level and the addition of a rooftop deck. The interior features a central vertical spine and open-concept workspaces for the firm's 15-person team, blending modern aesthetics like white oak flooring with the preserved historic shell. DCI Engineers served as the structural engineer for the project, while Beckworth Design Build acted as the general contractor.
