Validus Development Group Scales Back $85M Clover Tower in Turtle Creek to 15 Stories

Validus Development Group scales back the proposed Clover Tower in Dallas to 15 stories and 52 residential units at a total project cost of $85 million.

Validus Development Group is moving forward with a redesigned Clover Tower in the Turtle Creek area of Dallas. Now planned as a 15-story residential building, the project will feature 52 units, each averaging 2,300 square feet. The developer adjusted the scale from an earlier 29-story, 104-unit proposal to better align with current capital costs and market demand, focusing on larger unit sizes. Construction is expected to span 26 to 28 months, with the project slated for completion in early 2029.

Separately, real estate activity continues in North Texas with a land exchange agreement in Celina involving 113 acres and a new high school site for Prosper ISD, as well as the sale of a 1.74-acre property at 5114 McKinney Ave. in the Knox-Henderson neighborhood. The McKinney Avenue site, formerly occupied by an assisted living facility, was sold by Lakemore LCS Leasing MW LLC to McKinney Webb Holdings LLC.
