StreetLights Residential Gains Approval for 130-Unit Charlotte Mixed-Use Project

StreetLights Residential and Eastern Federal receive approval to redevelop a Charlotte theater site into a mixed-use project with up to 130 residential units and 35,000 square feet of retail.

By Colin Percy · May 20, 2026

StreetLights Residential and property owner Eastern Federal have secured approval from the Charlotte City Council to transform a site currently occupied by the vintage Regal Manor Twin Theatre. Dubbed The Manor, the redevelopment plan calls for the construction of 120 to 130 residential units alongside 35,000 square feet of retail space.

The 40,000-square-foot site currently contains the 70-year-old theater, which has been shuttered since the COVID-19 pandemic, as well as additional retail and office buildings. Future plans for the existing structures have yet to be finalized as the developers move forward with the project.
