OakPoint receives Zoning and Platting Commission approval to rezone 12 acres of office park land at 8200 and 8300 North MoPac for a potential mixed-use redevelopment.
Nashville-based real estate firm OakPoint is moving forward with plans to rezone a 12.26-acre site in Northwest Austin that currently houses two office parks, The Park and Park North. Located at the intersection of Steck Avenue and the MoPac Expressway frontage road, the property consists of three buildings and a parking structure. The developer is seeking vertical mixed-use zoning under the city's DB90 bonus program, which would permit building heights of up to 90 feet in exchange for on-site affordable housing units.
Following a favorable recommendation from the Austin Zoning and Platting Commission, the rezoning application now heads to the City Council for final approval. While specific project plans are not yet finalized, the requested zoning allows for a phased redevelopment of the site’s existing surface parking and office space into a mix of residential, office, and retail uses. Participation in the DB90 program could lead to the creation of more than 100 income-restricted rental homes upon full build-out of the site.
