Frisco Council Greenlights $182M Toyota Stadium Renovation and Mixed-Use Expansion

Frisco City Council approves $182 million in stadium renovations and incentivizes a mixed-use development featuring a 200-room hotel and 200,000 square feet of office space.

The Frisco City Council has greenlit a $182 million improvement plan for Toyota Stadium, the longtime home of Major League Soccer's FC Dallas. The renovation project includes the addition of 3,400 seats, a shaded seating structure, upgraded club and luxury suites, and new broadcast facilities. Funding for the $182 million total is split between the Frisco Community Development Corporation ($40 million), a tax increment reinvestment zone supported by the City of Frisco and Frisco Independent School District ($77 million), and the Hunt family ($65 million). The agreement also secures a 30-year lease extension for the venue.

In tandem with the stadium work, the Frisco Economic Development Corporation approved incentives for a significant multi-phase private mixed-use development led by the Hunt family. Phase 1A includes a 200-room upscale hotel, 30,000 square feet of retail and restaurant space, and a high-rise luxury multifamily building with at least 200 units. Phase 1B will feature 200,000 square feet of Class A office space and a parking garage. The project is expected to generate over $1 billion in total private investment, with Phase 1A completion required by the end of 2035 and Phase 1B by the end of 2037.
