Cream City Real Estate Investments plans a 92-unit multifamily development on North Mayfair Road in Wauwatosa, supported by a new $2.85 million TIF district.
The Wauwatosa Common Council has approved the creation of Tax Incremental District (TID) 17 to facilitate a new 92-unit market-rate apartment development on North Mayfair Road. Developed by Cream City Real Estate Investments, the project will transform a 1.7-acre site currently occupied by two office buildings. The development will feature a mix of studio, one, two, and three-bedroom apartments alongside 110 parking stalls, including 51 structured spaces. Resident amenities are set to include a fitness center, club room, and outdoor courtyard.
The city plans to provide approximately $2.85 million in development incentives on a pay-as-you-go basis, as part of a total $5 million project cost investment. The project is anticipated to generate $19.6 million in new taxable value by the end of 2027. Construction is scheduled to commence in June 2026, with completion expected by July 2027.
