Affinius Capital has obtained a $55 million bridge loan to refinance Venture Park 47, a 729,823-square-foot industrial property located at 12150 Jim Dhamer Drive in Huntley, Ill. Provided by Associated Bank, the new debt is scheduled to mature in April 2029. The site, which spans nearly 45 acres within the I-90 Golden Corridor, previously relied on a $46 million construction loan originated by First National Bank of Omaha in 2022.
Completed in 2023, the distribution center features 40-foot clear heights, 72 dock-high loading doors, and four drive-in doors, supported by 448 parking spaces and 30 trailer stalls. The facility is partially occupied by tenant John B. Sanfilippo & Son.
