Dinosaur Ridge Resorts LLC has filed for Chapter 11 bankruptcy, effectively pausing a scheduled foreclosure auction on its 35-acre undeveloped site at 670 S. Rooney Road near Golden. The entity, owned by Mark Miklos and Rob Tompkins, listed $16 million in assets and $8.4 million in liabilities in its May 20 filing. The firm originally intended to develop an RV park featuring 256 vehicle slots, rental cabins, and a 25,000-square-foot clubhouse with restaurant and retail components, with total project costs estimated at $60 million. Although Jefferson County rezoned the property in 2024, construction never commenced.
The bankruptcy filing follows a foreclosure action initiated by primary creditor Tebo Properties in January. Tebo, which provided financing for the 2021 land acquisition, claims an outstanding balance of $6.5 million in principal. The property, located at the intersection of Interstate 70 and Highway 470, was purchased by the developer for $3 million in 2021. In addition to the Tebo loan, the owner reportedly owes $175,000 to a project consultant and nearly $200,000 in property taxes to the county.
