Construction is underway on Solimine House, a 150-unit affordable senior housing development located on the former Union Hospital site in Lynn. Developed by 2Life Communities, the $85 million project broke ground in December and is slated for completion in October 2027. The development will provide units for seniors aged 62 and older with income levels reaching up to 60 percent of the area median income (AMI), including specific set-asides for extremely low-income households. The property will feature a covered walkway connection to an adjacent nonprofit health care center and PACE facility.
Funding for the project includes a $29 million tax-exempt bond from MassDevelopment, approximately $20 million in federal low-income housing tax credits, and a $2 million contribution from the city of Lynn. Rental support for residents will be provided through 100 project-based vouchers and eight additional Section 8 vouchers managed by local and state housing authorities. The site was acquired and cleared by developer David Solimine following the closure of the hospital in 2020.
