US Merchants has acquired Building One, a 453,960-square-foot industrial facility within the West Summit at Surprise business park in Arizona. The asset, purchased from developer Mohr Capital for $63.9 million, was completed in the third quarter of 2024. The property features a 36-foot clear height, 3,000 amps of expandable power, 101 dock doors, and a 2,951-square-foot speculative office suite.
West Summit at Surprise comprises two industrial buildings totaling 704,472 square feet, including the 250,512-square-foot Building Two. The business park is situated along the BNSF Railroad. JLL brokers Anthony Lydon, John Lydon, and Kelly Royle represented the seller, while CBRE’s Joey Sugar and John Grady represented the buyer.
