Republic Land Development Sells 22K SF Waldorf Park Retail Center for $10.8M

SRS Real Estate Partners has finalized the $10.825 million sale of inline retail shops at Waldorf Park, located at 3716 Crain Highway in Waldorf, Maryland. Completed in 2022, the 22,425-square-foot facility sits on a 2.03-acre site and maintains a 93% occupancy rate across 12 tenants, including Club Pilates, Comprehensive Primary Care, and Naz’s Halal Food.

This transaction represents the final piece of a three-asset monetization strategy executed by SRS for the seller, Republic Land Development. Across the entire 36,000-square-foot development, the staged disposition strategy achieved a total aggregate valuation of approximately $20 million. The buyer, a Maryland-based private investor, was represented by Matthew Antonis of Friend Commercial Real Estate, while Andrew Fallon and Philip Wellde Jr. of SRS Capital Markets led the sale on behalf of the seller.
