The Seward Park Cooperative, a 65-year-old residential complex in Manhattan’s Lower East Side, has engaged Lee & Associates NYC to oversee the leasing strategy for its 50,000-square-foot retail portfolio. The co-op, which spans roughly 12 acres and houses over 1,600 units, aims to modernize its 25 commercial storefronts to better align with the neighborhood's evolving retail landscape. The brokerage team intends to professionalize the management of these assets to attract larger national brands while maintaining service-oriented staples.
The initiative follows a shift in market conditions as the cooperative looks to reduce operational costs and capitalize on nearby developments like Essex Crossing. While currently home to tenants such as Donut Plant and Kossar’s Bagels & Bialys, the board anticipates three to five leasing opportunities will arise within the next year. Among the first spaces being marketed is a 2,164-square-foot restaurant location at 359 Grand Street.
