Barnes & Noble has secured an 11,300-square-foot retail lease at 181 Avenue A, located within the Steiner East Village condominium complex in Manhattan. The space spans 9,200 square feet on the ground floor with an additional 2,100 square feet on the lower level, with an anticipated opening in November 2026. The property, which also carries the address 438 East 12th Street, was developed by Steiner NYC and designed by Paris Forino Interior Design.
While the terms of the lease remain undisclosed, the move aligns with Barnes & Noble’s broader expansion strategy, which includes opening 60 new stores across the U.S. in 2026. The new location sits roughly 20 minutes from the retailer's Union Square flagship store. Jason Pennington and Ben Weiner of Ripco Real Estate represented the landlord in the transaction.
