HYM Investment Group Plans 290K SF Mixed-Use Redevelopment at Former Carney Hospital Site

HYM Investment Group and My City at Peace plan to redevelop the former Carney Hospital campus in Dorchester into a 290,000-square-foot healthcare and mixed-use project with 500 apartments.

The HYM Investment Group and My City at Peace have submitted a letter of intent to the Boston Planning Department to transform the former Carney Hospital site in Dorchester into a vibrant, multi-use campus. The proposed development includes five buildings featuring 290,000 square feet of healthcare space, 50,000 square feet of educational facilities, 50,000 square feet of retail, and 500 total apartment units, split between 200 units for senior citizens and 300 market-rate apartments. The project will also provide 535 underground parking spaces and new pedestrian connections to the adjacent Dorchester Park.

The development team, operating as Silver Carney Dorchester, acquired the 12.8-acre campus for $76.2 million in January 2025 and subsequently purchased the Seton Medical Office Building on the property for an additional $3 million in May 2025. These plans follow recommendations from a working group appointed by Mayor Michelle Wu and Governor Maura Healey that prioritized the integration of healthcare and social services for the site’s future.
