By Colin Percy · May 26, 2026

The Chicago City Council has granted approval for a 28-story residential tower located at 1415 N. Dayton in the Near North neighborhood. The $103 million project, developed by Honore Properties and Peerless Development, will feature 340 residential units, including 68 affordable units to meet local requirements. The building will stand 331 feet tall, with a five-story brick podium housing 164 parking spaces, topped by an amenity deck and pool on the 28th floor.

Designed by bKL Architecture, the project will replace four existing masonry buildings. Following the zoning approval, demolition permits have been issued to Heneghan Wrecking & Excavating to clear the site. Construction is slated to begin in Fall 2026, with project delivery expected by Spring 2028.
