The Chicago City Council has granted approval for a new affordable housing project at 3251 W. Division in the Humboldt Park neighborhood. Developed by the Hispanic Housing Development Corporation and designed by WJW Architects, the proposal features a six-story building containing 44 residential units, with a mix of one-, two-, and three-bedroom apartments targeted at residents earning 50-60% of the Area Median Income. The ground floor will accommodate retail space, community amenities, and 16 parking spaces.
To move forward, the site will be rezoned from B1-1 to B2-3. The $36 million project is currently seeking financing through a combination of IHDA 9% tax credits, city and state soft debt, and Freddie Mac permanent debt. Pending these funding approvals, the development team expects to break ground in June 2027, with a target completion date of September 2028.
