GM Development has obtained a $130 million construction loan backed by the U.S. Department of Housing and Urban Development to facilitate the adaptive reuse of the former VA hospital site in Denver. Located at 1055 Clermont Street, the project aims to revitalize the long-vacant facility into a modern mixed-use development.

Principals Ben Gearhart, Charles Moore, and Sam Edelson are leading the development effort for the property. The federal financing marks a critical step in moving the redevelopment forward, transitioning the historic site from a shuttered medical facility into a new asset for the surrounding community.
