Downtown Denver is experiencing a notable recovery, with April 2026 foot traffic reaching 95% of pre-pandemic levels. The area saw a 13% increase in daily activity along 16th Street, contributing to 24,000 additional visits compared to the same period last year. The surge was further bolstered by major conventions, including the American Academy of Dermatology Annual Meeting and the APS Global Physics Summit, which collectively drew nearly 25,000 visitors to the city.
The hospitality and office sectors are also showing signs of stabilization. Denver hotel occupancy climbed to 69% in March 2026, with RevPAR reaching $150, supported by the $70 million renovation of the Hyatt Regency Denver. Meanwhile, the office market recorded 83,000 square feet of net positive absorption in Q1, and several significant capital improvements have been completed or are underway, including a $54 million investment at the Colorado Capitol Annex and a $6 million lobby and plaza update at 17th Street Plaza.
