Formation Plans 715K SF Gateway Industrial Campus at McKinney’s Hwy 75 and Laud Howell

Formation has officially acquired 118 acres in McKinney, Texas, to develop The Gateway at Formation Park, a $130 million corporate campus. Situated at the intersection of Laud Howell Parkway and U.S. Highway 75, the project is planned as a six-building development totaling 715,000 square feet. Construction is slated to begin this summer, with the initial phase consisting of three buildings totaling 450,000 square feet that could open by next summer. The entire project is expected to be completed within 36 months.

Development of the site required significant preliminary work, including annexation into the city of McKinney, rezoning, and extensive infrastructure efforts such as utility easements and flood mitigation. Holt Lunsford Commercial’s Josh Barnes and Blake Troiani have been selected to handle leasing for the campus.
