Initium Development has received a full building permit for its five-story mixed-use development at 2600 N. Clark in Chicago. Located at the intersection of W. Wrightwood Ave and N. Clark St, the new construction replaces previously demolished one-story commercial buildings. Designed by SEEK Design + Architecture and Pappageorge Haymes Partners, the structure will feature 48 residential units—10 of which are designated as affordable—and approximately 3,500 square feet of ground-floor retail space, with a new Foxtrot location planned for the site.
The project includes residential amenities such as a 48-space bike room and a ground-floor parking garage containing 10 stalls accessible via W. Wrightwood Ave and the rear alley. General contractor ENC Construction & Development is currently moving forward with work following an earlier groundbreaking and foundation permit issuance. Completion of the development is anticipated in 2027.
