Dignity Health plans a 300k SF medical campus as the first tenant within the Arizona Cardinals' 217-acre master-planned site in Phoenix.
Dignity Health is moving forward with plans for an eight-acre healthcare campus in North Phoenix, marking the first commercial development within the Arizona Cardinals' 217-acre master-planned area at Loop 101 and Scottsdale Road. The proposed facility will encompass up to 300,000 square feet of functional space, providing specialized services including orthopedics, cardiology, imaging, outpatient surgery, and sports medicine, along with offerings from the Barrow Neurological Institute. This project is expected to be Dignity Health's largest outpatient campus and its first in the northeast Valley, with an anticipated workforce of 700 medical and support staff.
The development will proceed in phases, with initial construction scheduled to begin in 2027 and deliver between 120,000 and 150,000 square feet of space. The site sits adjacent to the Cardinals' own upcoming $200 million, 250,000-square-foot headquarters and training complex, which is being developed on a 30-acre portion of the land acquired by the team for $136 million last year. Dignity Health, a member of the CommonSpirit Health network, and the Cardinals' real estate division, Rawhide Development Company, represented themselves in the deal.
