770 Main Street LLC Secures Approval for 54-Unit Paterson Apartment Project

The Paterson planning board has approved a site plan for a new six-story residential development at 770-780 Main Street. The project, led by 770 Main Street, LLC, will feature 54 apartment units across the top three floors, each floor containing 13 two-bedroom and 5 one-bedroom apartments. The building's base will include three levels of parking with capacity for 133 vehicles, including 21 electric vehicle stalls and 6 accessible spaces. Additional amenities include two exercise rooms totaling 500 square feet, a fourth-floor terrace for select units, and a 14,385-square-foot rooftop amenity space.

The development is situated on a 0.67-acre site near St. Joseph’s University Medical Center. The developer acquired the site from an investment fund managed by The Hampshire Cos. in 2021 for approximately $1.6 million, and the property currently holds an assessed value of over $1.4 million. The project site is located within close proximity to major infrastructure, including I-80, N.J. Route 19, and the Paterson train station.
