Stout NYC Signs 13,900 SF Lease for New Restaurant at 373 Park Ave. South

Stout NYC secures a 13,900-square-foot lease at 373 Park Ave. South for its fifth Manhattan restaurant location in the NoMad neighborhood.

Stout NYC is expanding its Manhattan footprint with a 13,900-square-foot lease at 373 Park Avenue South, a 12-story office and retail building owned by Olmstead Properties and Vertex. The new location, which spans 6,500 square feet on the ground floor and 7,310 square feet on the lower level, occupies a space previously held by Dos Caminos for two decades. The site sits between East 26th and 27th streets in the Midtown South area.

While terms of the lease and asking rent were not disclosed, average asking rents for nearby retail in the Flatiron District and Union Square reached $329 per square foot in the first quarter of 2026. The deal represents a continued demand for second-generation restaurant space in high-visibility corridors, according to Steven Marvin of Olmstead Properties. Newmark represented the landlords, while CBRE represented the tenant in the transaction.
