Miami-based developer Related Group has commenced construction on Southbank Residences, a $200 million luxury waterfront development on the site of the former River City Brewing Co. in Jacksonville. The project features two towers—a 25-story Icon tower and an eight-story Manor building—comprising nearly 400 residential units. Designed by architect Carlos Ott, the 2.97-acre site will also include a 4,500-square-foot restaurant, a 29-slip marina, a public boat ramp, and 601 parking spaces. Amenities are set to include a wellness center, speakeasy, library, private theater, and a waterfront pool overlooking the St. Johns River.
Following initial delays and a rejected 2021 proposal, this development serves as a focal point for Downtown Jacksonville’s ongoing riverfront revitalization. Related Group expects the project to reach completion in approximately 30 months. The groundbreaking marks a significant shift for the long-vacant Southbank Riverwalk site, which company leadership views as the start of a broader investment strategy in the city.
