Provident Industrial has completed the acquisition of Commerce 45, a two-building industrial portfolio totaling approximately 1.5 million square feet. Located at 1100 and 1150 E. Cleveland Street in Hutchins, the property is fully leased and sits at the intersection of Interstate 20 and Interstate 45, serving as a key logistics hub in the South Dallas market. The transaction closed in April 2026.

The acquisition serves as a long-term investment for the firm, which is a division of the Dallas-based real estate developer Provident. The South Dallas industrial submarket remains highly competitive, characterized by declining vacancy rates and a lack of new warehouse product currently under construction, making large-scale assets like Commerce 45 increasingly rare.
