Modellus Novus and Verdant transform a 100,000-square-foot historic shipbuilding facility into the modern Crye Precision headquarters at the Brooklyn Navy Yard.

Modellus Novus and Verdant completed the adaptive reuse of a 1900s-era shipbuilding structure to serve as the headquarters for textile manufacturer Crye Precision. The 100,000-square-foot project, located at the Brooklyn Navy Yard, integrates manufacturing, design, and client-facing spaces while maintaining the building's historical character. Key features include a mezzanine for design, an external MEP structure to optimize airflow and light, and interior horticultural elements supported by stadium lighting.

Project constraints addressed included landmark status and site contamination. The design team implemented functional improvements such as flexible, mobile workstations, overhead compressor lines, and specialized floor-level markings to qualify for historical tax credits. The horticultural integration, led by Verdant, involved rigorous testing of soil and lighting conditions to ensure the long-term viability of plant life within the industrial workspace.
