By Colin Percy · May 20, 2026

Law firm Jones Jones has secured a new 10-year, nine-month lease for 5,311 square feet of office space at 44 Wall St. in Manhattan’s Financial District. The tenant is relocating from its previous office at 5 Hanover Square, a property currently slated for residential conversion, as part of a broader trend of office-to-residential transitions in Lower Manhattan.

The firm chose the 44 Wall St. location to maintain its presence in the submarket, emphasizing the area's transit connectivity and amenities. Lee NYC’s Todd Korren and Noah Caspi represented the tenant, while Alexander Bermingham of George Comfort & Sons represented the landlord.
