Insight Property Group has commenced construction on Hunter’s Branch, a $174.6 million, 452-unit office-to-residential conversion project in Fairfax, Virginia.
Insight Property Group has secured a $107.7 million construction loan to fund the redevelopment of Hunter’s Branch, an office-to-residential conversion located at 9300–9302 Route 29 in Fairfax, Va. The project, which has a total estimated value of $174.6 million, will transform a former office campus into a seven-story residential community featuring 452 units. Amenities at the site will include a fitness center, resident clubroom, coworking library, pet spa, dog park, and pool, while the existing three-level, 656-spot parking structure will be preserved.
Work is currently underway following the closing of the financing, which was arranged by Berkadia and provided by CIBC Bank and Citizens Bank. The broader site development also includes a 76-townhome project being developed by Toll Brothers on a portion of the property previously sold by Insight for $17 million. All plans, including the residential conversion and site-wide retail components, received approval from the Fairfax County Board of Supervisors in June 2025.
