Gateway Jax Launches $1B Pearl Square District With 205-Unit Vandeveer Project

Gateway Jax is developing the $1 billion, 2 million-square-foot Pearl Square district in Downtown Jacksonville, with residential leasing at the Vandeveer complex beginning later this year.

Gateway Jax is moving forward with its $1 billion Pearl Square district in Downtown Jacksonville, a massive 33-acre undertaking spanning 26 city blocks. The project, which recently saw its budget increase following the acquisition of 220 Beaver St., will feature 2 million square feet of total development including 1,250 residential units, 200,000 square feet of retail, 100,000 square feet of office space, and 109 hotel rooms upon completion.

The development's first residential building, the 205-unit Vandeveer at 515 N. Pearl St., is currently under construction and slated to begin leasing in late 2026. Future phases include the conversion of the former Ambassador Hotel into the Hotel Marrydelle and the construction of a 14-story tower featuring a 35,000-square-foot Publix grocery store. Gateway Jax CEO Bryan Moll emphasizes that the project requires a simultaneous rollout of residential and retail components to successfully transform the NorthCore neighborhood into a thriving, 18-hour-a-day environment.
