Eaton Senior Communities secures final $14.5 million in tax credits to fund the $22.5 million renovation of the historic Barth Hotel into 50 units of income-restricted senior housing.
The Barth Hotel in Denver’s LoDo neighborhood is set for a $22.5 million adaptive reuse conversion after developer Urban Ventures and nonprofit Eaton Senior Communities secured final financing through $14.5 million in state and federal tax credits. The project will renovate the 1880s-era building, reducing the unit count from 62 to 50, with each unit updated to include private bathrooms. The project also received a $6 million loan from the Denver Downtown Development Authority, with remaining costs covered by bridge and smaller loans.
Construction is slated to begin in the spring of 2027 and is expected to take 11 months to complete, targeting a delivery in early 2028. The deal follows a restrictive covenant placed on the property by the city, which mandates its use as income-restricted housing and effectively preempted plans by local hotelier Walter Isenberg to convert the property into a 40-room hotel. The site, located two blocks from Union Station, last housed residents in early 2025.
