Arbor Ranch is a 45-unit affordable multifamily project in Denton, where officials report that federal area median income calculations significantly exceed local earnings.
Arbor Ranch, a multifamily development located near Denia Park in Denton, will provide 45 affordable housing units. The project is designed to be priced at or below 50% of the Dallas metropolitan area median income (AMI) to address local housing needs.
According to an April report by Denton Community Services Director Jesse Kent, a mismatch between the regional Dallas AMI—currently calculated at $117,300 for a family of four—and Denton’s lower city-specific AMI of $80,900 has hampered local efforts to create truly affordable housing. The City Council has recently updated its affordability criteria to better target the needs of lower-income residents, with approximately 200 units in the city now utilizing these adjusted requirements to help curb cost-burdened housing scenarios.
