Accurate Builders Tapped for $9M Park Hill Hotel-to-Apartment Conversion in Denver

HotelShift secures financing and construction partners for the $9 million conversion of the 310-key Park Hill Holiday Inn into 240 apartments in Denver.

HotelShift has finalized its project team for the conversion of the former Park Hill Holiday Inn, located at 3333 Quebec Street in Denver, into a 240-unit multifamily complex. The development firm, which acquired the 11-story property alongside Voyage Capital for approximately $9 million, has tapped Collegiate Peaks Bank to provide financing and Accurate Builders to serve as the general contractor. Construction is scheduled to commence in June 2026, with an anticipated timeline of 16 to 18 months to complete the transition from hotel rooms to studio and apartment rentals starting at $1,100 per month.

The project will repurpose the existing structure while retaining amenities such as the swimming pool, gym, handball court, and sauna. Plans also include upgrading units with full-size appliances and private balconies, alongside the addition of a golf simulator and the re-leasing of the property's restaurant space. The development is supported by the City of Denver’s Office of Adaptive Reuse as part of a broader effort to revitalize underperforming hotel assets.
