Marcus & Millichap has finalized the $42 million sale of two adjacent industrial assets in Manassas, Virginia, situated within the region's prominent data center corridor. The transaction involves the 135,000-square-foot Goode Business Center at 12269 Livingston Road and the 18,000-square-foot Atlantic Building Supply facility at 12249 Livingston Road. Together, the properties span approximately 14 acres of industrially zoned land.

The acquisition, driven by the site's long-term potential for data center redevelopment, highlights the ongoing shift in Northern Virginia's real estate market toward power-accessible, high-demand industrial land. Marcus & Millichap brokers Robert Filley, Haris Hanifi, and Adrian Mendoza, alongside broker of record Brian Hosey, facilitated the deal, representing both the seller and the buyer.
