13th Floor Investments has officially broken ground on Venture on the Trail, a 222-unit, garden-style multifamily project located at 301 Alston Street in Greenville, South Carolina. The project is the first phase of a larger 250-acre mixed-use development known as On the Trail. CIBC provided $47 million in construction financing to support the project, which is currently under construction and expected to be completed in 2027.
The residential units will range from studios to three-bedroom floor plans, spanning 600 to 1,350 square feet. On-site amenities will include co-working spaces, a fitness center, a resort-style pool, two pickleball courts, and direct access to the Swamp Rabbit Trail. Future phases for the broader On the Trail development, which is entitled for residential, commercial, retail, and hospitality uses, remain in the planning stages.
